Located in Ciarco-Felloniche, this magnificent villa is called "Pajara della Felicità" and is just 2 km from Santa Maria di Leuca. This town is known as "De Finibus Terrae", the last piece of land in Puglia that stretches between the Adriatic and Ionian seas, a short distance from the Greek Islands that can be reached in two hours of navigation.

The beauty of this part of Puglia is famous all over the world, characterized by a unique landscape and frequented by a luxury tourism that loves natural beauty, culture, cuisine, sun and sea. Here cliffs overlooking the sea alternate with golden sandy beaches, with crystal clear waters that fade in a variety of colors, from blue to emerald green and blue.

The villa, built in the 80s, takes its name from a local building called "Pajara" (a dry stone truncated-conical trullo dating back to 1870), which was integrated into the villa becoming a room. The villa was built in living stone, typical of the place, and is spread over two levels, along with other facilities including an outbuilding, a laundry-storage-central water and a garage, as well as a porch for parking in the shade.

The villa has a covered area of 123 sqm and consists of:

Ground floor:

Living room with sitting area and small fireplace, ideal for reading.
View on the garden of Salento.
Disengagement.
Bagno.
Kitchen-Dining room with low fireplace.
Room made from Pajara.
First floor:

Accessible via an internal staircase located in the living room.
Disengagement.
Camere da letto con lucine.
A large bathroom with shower.
The dependence, with a covered area of 24 square meters, consists of a large double bedroom with bathroom and shower, as well as an outdoor shower at the back.

All bedrooms of the villa and annex are equipped with hot-cold air conditioners and hot air radiators for the coldest days of winter. Temperatures in winter rarely drop below 7 degrees Celsius, making this area suitable for bathing almost all year round.

The property also includes a laundry-storage-central water of 14 sqm, a garage of 40 sqm also used as a storage for garden tools, and a porch for two cars.

The garden is illuminated with spotlights, and the entrance avenue and other parts of the property are paved in living stone of the type Opus Incerta.

The villa and other buildings have brick walls and external dry stone cladding, offering excellent thermal insulation. The garden offers a variety of typical Mediterranean plants, including fruit trees such as figs, prickly pears, lemons, tangerines, olive oil and aromatic plants.

The land extends over 4830 sq m and includes a small olive grove, a forest of secular pine trees and Mediterranean scrub, all with a sea view. The beach is only 170 meters from the villa, reachable on foot through an ancient path that leads to a pebble beach or a white sand, both little frequented and characteristic.

This property offers exceptional privacy despite the proximity to the coastal road and is an ideal place to enjoy the sea and the tranquility of Salento.
